With over a million residents, Cologne is the largest city in North Rhine-Westphalia — and one of the highest-demand housing markets in the state. At the same time, scarcely any city shows such pronounced differences between locations: the official guideline land values (Bodenrichtwerte) for residential land range from €370/m² on the city's edge to €3,100/m² in the very best areas, with a median of €870/m². A late-19th-century period building in Ehrenfeld or Nippes, a freehold apartment in the Südstadt, a house in Lindenthal, Marienburg or in Deutz on the right bank of the Rhine — every Veedel has its own pricing logic.
