With around 322,000 residents, Bonn is among the most expensive and most stable housing markets in North Rhine-Westphalia: federal ministries, UN organisations, DAX-listed corporations and the university generate demand that is barely tied to economic cycles. The official guideline land values (Bodenrichtwerte) for residential land range from €260/m² on the outskirts to €2,000/m² in the very best areas, with a median of €750/m². There are considerable price differences between the period-building Südstadt, Poppelsdorf, the villa-lined Bad Godesberg and the districts beyond the motorway — and that is exactly where your asking price is decided. Lettings
Seven in ten of Bonn's homes are rented out, and with the ministries, the UN campus and the university there is a steady influx of solvent tenants — including those on fixed-term assignments.
