One region, twelve markets

The Hochsauerlandkreis is owner-occupier country: across all twelve towns and municipalities the owner-occupancy rate lies between 46 and 66%, and one- and two-family homes account for 80 to 92% of the housing stock. What is sold here is rarely "just some property" — more often it is the family home, the farmstead, the house with a large plot. Decisions like these need time, and a partner who does not push.

At the same time, the differences within the district are considerable: the medians of the official guideline land values (Bodenrichtwerte) for residential land range from around €34/m² in Hallenberg and Medebach to €173/m² in Arnsberg. In Winterberg and Schmallenberg, the tourist market comes into play as well — holiday and second homes draw interest from far beyond the region, right up to buyers from the Netherlands. Winterberg is one of the few municipalities in the district that is growing (+4.4% residents over five years).
